How it works
SDLT is banded like income tax — you pay each rate only on the slice of the price within that band, not the whole price.
2025 England residential bands: 0% to £125k, 2% to £250k, 5% to £925k, 10% to £1.5m, 12% above. First-time buyers pay 0% to £425k; additional properties add a 3% surcharge on the whole price.
